Why clean your roof?

Health - For those of us that aren’t aware, that green / black tinge that appears on your roof and those round motley circles’ are forms of mould and lichen moss. Periodically millions of microscopic spores are released from this mould & moss. Sometimes the only sign of a problem is persistent ill health of the buildings occupants, such as headaches, nausea, respiratory symptoms, etc. It is now common knowledge that mouldy buildings can present a serious health risk to occupants. A leading cause of asthma. And here most of us are living under a perfect mould farm.

Captured Water Quality - The quality of your captured rain water depends greatly on the cleanliness of your roof. So does the cleanliness of your water tank. When the captured water is not clean, it reduces the life of your pumps and filters and requires the tank to be cleaned out more regularly. Not to mention spraying your garden with all the mould spores that are trapped in the water because once the water dries up the mould spores become air born once again.

Aesthetics - When you look at your house, one of the main encompassing features is your roof, the condition & cleanliness of your roof says a lot about the condition & cleanliness of your house, you might be used to the look of it and not take any notice, but when other people look at hour house these things are obvious.

Many times we have seen a few hundred dollars spent on a roof clean increase the selling price of a house by ten thousand dollars.

Do I Need To Restore My Roof?

The simple answer is NO. The process of roof restoration always starts with the cleaning of a roof. It’s normally at this stage that the customer is ecstatic with the look of their new roof, and nine times out of ten this is all that the roof requires. The correct cleaning of a roof does NOT damage a roof in any way shape or form. It is at this stage that decisions to spend more money on repairs (if required) should be made. Important note: we do not do major repairs or restoration, therefore we are able to provide you with an honest opinion about the condition of your roof and if repairs are warranted. If you are thinking about getting a roof restoration, by spending a few hundred dollars on a clean and acquiring an honest / un bias opinion could save you tens of thousands of dollars.

We do minor repairs and will replace up to six broken tiles as part of the standard roof cleaning service.

How Do We Clean Your Roof?

We divert the down pipes so that no dirty water enters your water tank.
We place a soft ladder bracket over your gutter to protect your gutter from our ladder, this saves scratching or bending the gutter when using the ladder.

We then install the appropriate “fall arrest system” for our safety, and to honour our OH&S obligations (this is an un obtrusive rope system that does not damage your roof in any way – all our staff are fully trained in their use). This system eliminates the need for expensive and potentially damaging hand rails systems that need to be screwed into your facias.

All the gutters are now cleaned out to ensure great flow during the cleaning stage. we remove all debris from your roof, valley iron, gutters and down pipe collars and place it in bags, which are then brought down the ladder and placed in our truck.

Every type of roof requires a specific type of nozzle, pressure and water volume to suit the material it is made from: for example the cement tile wirlaway is the only device recommended to clean cement tile roofs, and a turbo nozzle using high pressure roof cleaning techniques is what is used to clean terracotta tile roofs. In fact if the turbo nozzle was used on a cement tile roof –serious damage can occur. This is where pressure cleaning roofs gets a bad reputation (inexperienced operators using incorrect equipment) For this description we will use the case of a cement tile.

The concrete tile wirlaway is used to clean the bulk of the tiled surface, the wirlaway does a fantastic job of cleaning the nose of the tile (highly visible front edge of the tile). Once the bulk is done our technician will change the wirlaway for a soft fan nozzle, the pressure from this fan nozzle can be controlled completely by the operator. It is with this soft fan the technician will clean the delicate pointing and touch up where the wirlaway could not reach. Once the entire roof has been cleaned he will then rinse down the entire roof to enure no dirt or mould spoors remain, then the gutters and downpipes are flushed out.
The next step is to apply a mould killer to the freshly cleaned roof this ensures that any remaining spoors are killed, and it also prevents the mould from growing straight back. The mould killer is sodium hypochlorite based and in two days is perfectly safe to divert the water back into the water tank.
The last step in the process is for the technician to wash down any dirty water that may have spilt over the gutters and facias, and to ensure that the property is left in its original if not cleaner condition.
